Lettings in Practice Programme Module 2 - Valuations
This module focuses on Valuations and looks at the process for valuing properties and property/client suitability for your agency.
Description
The Lettings in Practice programme helps letting agency staff gain practical skills to handle every landlord and tenant interaction confidently.
Winning new instructions and taking on the right properties are key parts of a successful letting agency.
Why take this Module?
This module focuses on helping staff develop the skills and confidence needed to carry out professional property valuations and build strong relationships with landlords. Through practical guidance and real-world scenarios, you’ll learn how to approach valuation appointments, gather the right information, and ensure properties meet the requirements needed for a successful tenancy.
Session 1: Engaging with Landlords
From Valuation to Instruction: Building Trust with Landlords
First impressions matter. A valuation appointment is not only about assessing the property – it’s also about building trust and demonstrating professionalism.
In this session, you’ll learn how to approach valuation appointments confidently and provide landlords with the information they need to work with your agency.
What you’ll learn:
- Key legislation relevant to taking on a property to let
- Preparing for and structuring a valuation appointment
- Gathering the right information from landlords
- Building rapport and establishing trust with landlords
- Explaining and agreeing Terms of Business
- The follow-up process after a valuation appointment
By the end of the session, you’ll feel more confident managing valuation conversations and representing your agency professionally.
Session 2: Property Suitability
The Right Property, The Right Client: Knowing When to Say Yes (or No)
Not every property – or every client – will be the right fit for your agency. Knowing how to identify potential issues early can save time, reduce risk, and protect your business.
This session focuses on assessing whether a property is suitable to take on and how to manage situations where improvements or changes are required.
What you’ll learn:
- Identifying compliance issues and property standards during a valuation
- Assessing whether a property meets letting requirements
- Recognising when a property or client may not be suitable
- How to discuss improvements or changes with landlords
- Knowing when it’s appropriate to walk away from an instruction
By the end of this session, you’ll be able to assess properties more confidently and make informed decisions that support both your agency and your clients.

Learning Format
A virtual classroom is a learning environment where participants can interact, communicate, view and discuss material, while working in groups, via an online platform. LAS use Zoom.
For LIP training modules delivered virtually, the webinar facilitator will confirm a delegate is present and therefore delegates need to be visible via camera or have made LAS aware in advance of why this is not possible.
